Private Investor Journey · Mérida, Mexico · August 9–13, 2026  ·  In Partnership with Balam Group Real Estate

Mérida, Mexico &
The Yucatán Peninsula

Access changes
the decision.

Mérida is entering a rare stage of evolution — established enough to matter, early enough to still reward positioning.

What shapes a decision here is rarely visible from outside the market. It is found in proximity: to the developments reshaping the region, the people quietly building within it, and the context that only becomes visible on the ground.

August 9–13, 2026, a limited group moves through the Yucatán with direct market access, private introductions, and a level of perspective not typically available through traditional investor channels. The experience is designed deliberately — paced for clarity, conversation, and discernment rather than volume.

Twelve places. Structured intentionally.

On-the-Ground Partner

Balam Group
Real Estate

This experience is delivered in direct partnership with Balam Group Real Estate — one of the Yucatán's most respected development and advisory firms. Their on-the-ground relationships, market access, and deep regional expertise are central to what makes this experience substantively different from a standard investor tour.
5 Days · 4 Nights A pace that allows depth — not a highlight reel. Time for reflection, conversation, and decision-making.
12 Attendees Maximum A deliberately small group — intimate enough for real conversations and meaningful introductions, with access that a larger group simply cannot replicate.

2026 · Core Programming Days 2–4 Arrival August 9, departure August 13. Core investment experiences are on Days 2–4 to allow flexibility — with curated activities on arrival and departure days as well.

Beyond site plans
and spreadsheets.

What makes a market compelling is not fully visible in numbers. It is in how people choose to live here — and increasingly, why they stay. The group moves through Centro Histórico, one of the best-preserved colonial centers in the Americas, and out to the cenotes and coastal corridors that define the region's quality of life.

The colonial architecture of Centro Histórico, the scale and silence of the cenotes, the pace of the mercados — these carry information that a site plan does not. Understanding how a place is built, how it moves, and how its residents inhabit it is part of understanding what it means to invest here. That context is encountered directly, not described in advance.

The Yucatán's investment thesis is inseparable from its quality of life. Both are encountered here.

Participation Levels

Two ways in.
One investment landscape.

Both levels deliver identical access to every site visit, developer meeting, market briefing, and investment session. The distinction is not in what you see — it is in the environment you return to when the day ends, and the conversations that continue there.

"The Yucatán is a market that rewards presence. Both levels provide that. What the residence adds is continuity — the experience does not pause when the last visit ends."

Terms of Participation

Reservation & Participation Policy

This experience is curated by design. The following terms exist to protect the integrity of that curation — and to ensure every participant arrives with complete clarity.

01  —   Curated Capacity

Participation is intentionally limited to preserve the quality, access, and intimacy that define this experience. Availability is finite and confirmed on a rolling basis.

02  —   Reservation Deposit

A reservation deposit is required to secure your place and initiate coordination of accommodations, transportation, and curated access arrangements. Placement cannot be guaranteed until the reservation deposit has been received.

03  —   Consideration Period

Participants may rescind within 14 calendar days of deposit payment for a full refund, provided accommodations, transportation, vendor commitments, and other contracted arrangements have not yet been finalised.

For registrations submitted on or after June 19, 2026, the standard 14-day consideration period may no longer apply if accommodations, transportation, vendor commitments, or other contracted arrangements have already been finalised on the participant's behalf. Any applicable limitations will be communicated in writing prior to confirmation of participation.

04  —   Balance Due Date

For the Mérida Investor Experience, the 50% deposit deadline is June 19, 2026, and the remaining balance is due by July 6, 2026.

Upon final payment, accommodations, transportation, vendor commitments, and experience arrangements become contractually committed, and all payments become non-refundable.

05  —   Late Registrations

Registrations received after June 19, 2026, or after supplier commitments have been finalised, may require payment in full at the time of booking and may be non-refundable. Applicable terms will be communicated prior to confirmation. Participation remains subject to availability.

06  —   Availability

All participation and accommodation arrangements remain subject to availability at the time of confirmation. Élysienne will communicate directly should any aspect of your requested arrangement require adjustment.

07  —   Minimum Participation Threshold

This experience is designed to be delivered at a standard that meets our commitment to every participant. Should the experience minimum not be reached, participant payments will be refunded in full — or, at each participant's discretion, applied toward a future curated Élysienne experience. You will never be left without recourse.
